Communal areas, boundaries etc.

Some areas within a development have restrictions regarding building or planting. Although we have listed a few of these, your Solicitor should have advised you fully on all restrictions.

Service verges

From the edge of your garden or communal area to the kerb, there may be a pavement or a grass service verge. This contains the pipes and cables that supply water, electricity and other public services to your development. Restrictions are in place to ensure that the public service companies have access to their equipment at all times without notice.

Note: In some situations, the service verge will be used for surface water treatment. In this instance, it will be shaped to collect water prior to discharging into the sewer.

Fences and alterations

If you intend to add fencing, boundary planting or carry out alterations, we recommend that you consult the relevant planning authorities and your Solicitor who will advise you on all necessary permissions.

Communal areas

Areas such as open space, play areas and roads all require ongoing maintenance. As the development becomes occupied, we may transfer these areas of land to the local authority or to a homeowners’ association. Alternatively, we may transfer these to commercial managing agents or to a combination of all three.
